The is set on a popular 4,784-square-foot triangular corner in the Wallingford community of Seattle, this five-story, 18,573-square-foot building will accommodate 19 apartment or condos and 4 business units, including a cafe.
The website slopes steeply– a 14-foot-drop– to the southeast and to downtown Seattle. Instead of develop a triangular building for a triangular lot which would lead to a mishmash of mainly unusable and undesirable spaces, the design is organized through a series of orthogonal rectangular volumes set throughout the site (3 in a row on top and acme, 2 in the middle tier, decreasing to one at the bottom and lowest portion of the site).
The portions of the volumes that cross the walkway are changed into code-conforming bay windows, preserving the volume while fulfilling site development requirements. The outcome is a stepped building that optimizes the number of view systems and prevents the blocky flatness common of product structures.
The building is a research study of contrasts. The view sides of the building are specified by floor-to-ceiling glass paying for expansive views of the city, the Cascades, and Mount Rainier.
