The website slopes steeply– a 14-foot-drop– to the southeast and to downtown Seattle. Instead of develop a triangular building for a triangular lot which would lead to a mishmash of mainly unusable and undesirable spaces, the design is organized through a series of orthogonal rectangular volumes set throughout the site (3 in a row on top and acme, 2 in the middle tier, decreasing to one at the bottom and lowest portion of the site).

The portions of the volumes that cross the walkway are changed into code-conforming bay windows, preserving the volume while fulfilling site development requirements. The outcome is a stepped building that optimizes the number of view systems and prevents the blocky flatness common of product structures.

The building is a research study of contrasts. The view sides of the building are specified by floor-to-ceiling glass paying for expansive views of the city, the Cascades, and Mount Rainier. Each system is revealed. Sliding screens on the southwest corner units supply sun screening and privacy, when preferred.

The stepped facade dealing with Woodland Park Opportunity North provides a residential scale; while the other side of the structure, the non-view side fronts a busy arterial and is identified by a singular, fairly solid facade.

Glazing here is for the a lot of part limited to three rows of clerestory windows for each system for included personal privacy. The windows are set up in a staggered raking pattern as a visual referral to the passage of speeding cars.

This agreement between the 2 primary exteriors is further enhanced through the use of materials. The view sides are covered with smooth, vertically oriented white SwissPearl panels, while the arterial side functions dark, horizontally oriented corrugated metal paneling. A roof deck tops the fifth level, offering ample facility space and significant views of the city.

Outfitted in mirrors and brilliant colors, the specific niches will offer a visual treat and a reason to decrease and take pleasure in the city.
