The Hintze Ribeiro Multifamily Real estate job presents a carefully organized domestic building into the combined city material of Leça da Palmeira. Established through a strict modular system, the design emphasizes efficiency, clarity, and spatial hierarchy while reacting to defined market requirements. The structure combines exposed concrete and strong brick to establish a restrained architectural language rooted in construction reasoning. Its company separates private and social functions through orientation, improving livability within a compact footprint. With its determined presence and disciplined product expression, the task contributes to the connection of its area while maintaining an intentional sense of privacy suitable to its program.
Positioned along among the most recognized streets in Leça da Palmeira, the structure responds to a context defined by low-rise structures, active ground-level commerce, and distance to the coastline. The job does not seek visual prominence; rather, it strengthens the existing urban rhythm through percentage, alignment, and scale. This technique shows an understanding of the street as a lived environment, where continuity and coherence take precedence over formal expression.

The design process was formed by a plainly defined brief from the customer, emphasizing effectiveness, rational building, and market responsiveness. These parameters informed a disciplined architectural method in which value is created through accuracy rather than excess. The project translates these constraints into a meaningful system, showing how financial considerations can assist instead of limit architectural quality.

core of the structure is a stringent modular grid that organizes both structure and program. Extending from the underground garage to the roofing, this structure makes it possible for a consistent circulation of spaces and building elements. Bedrooms and vertical flow are aligned along the north-facing street façade, while living areas are oriented toward the interior of the block. This arrangement follows recognized city real estate principles, enhancing light, privacy, and practical clarity. Exposed concrete acts as the main structural and finishing product, allowing the structure envelope to emerge straight from the building and construction procedure. This method reduces the need for extra layers while emphasizing the tectonic qualities of the structure. The introduction of solid brick cladding adds depth and texture, discreetly moderating between abstraction and familiarity. © Ivo Tavares Studio © Ivo Tavares Studio © Ivo Tavares Studio © Ivo Tavares Studio
