Photos by © 2025 Mariko Reed Bay Heirloom Home, California Set on a narrow hillside lot overlooking the San Francisco Bay in Point Richmond, California, Bay Heirloom is a Mid-Century Modern family home brought back, modernized and adapted for contemporary living. Oriented south-southwest toward the Marin Headlands, with views of San Francisco and the Golden Gate Bridge, the home captures moving Bay light throughout the day, from fog-muted mornings to vivid, glowing sundowns.
The home was developed by Karlyn Neel’s grandpa, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping companies. Flo-Crete completed the foundation and structural concrete work, with family photos documenting the original cinderblock walls and puts. The firm likewise added to major local facilities tasks, consisting of the Transbay BART tube and Candlestick Park, situating the house within a wider legacy of Bay Area building.
Growing up, Neel spent significant time in the home, establishing an early gratitude for mid-century modern-day principles.

What started as a modest Mid-Century Modern update broadened when decades of direct exposure to marine conditions revealed leaks and substantial structural and seismic shortages. Neel was determined to honor her grandpa’s determination and without hesitation rotated to a much more intensive task. Attending to these obstacles required close coordination in between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision directing each intervention. Rather than modify the home’s specifying features, the project focused on strengthening the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the structure while maximizing the wall of glass facing the Bay and opening the wall between the kitchen area and the living space.
These structural interventions allowed the area to open completely to the Bay without visual disturbance, with the cooking area rearranged as the social and practical core of an open, continuous home. The building envelope was updated using weather- and corrosion-resistant materials suitable to the marine environment.
Your home unfolds vertically from the street, beginning with a modest garage level and workshop, with the main home located below. Initial slate floor covering at the entry was preserved, along with choose furnishings such as mid-century contemporary furnishings and Heath Ceramics dining ware Neel’s granny gathered, and art work produced and gathered by her grandmother, anchoring the brought back interior in its past. A restrained combination of black accents and pale, natural finishes changes darker wood tones, reinforcing openness and calm. A naturally brightened stair connects to the lowest level, where a previous basement was transformed into a guest suite and living room opening onto a deck. From there, actions lead directly to a little concrete boat ramp at the water’s edge.
Throughout the task, decisions were directed by connection instead of transformation for its own sake. Lessons drawn from both desert and seaside environments informed a product technique rooted in efficiency and restraint. Bay Treasure stands as a measured advancement of a household house, structurally renewed and carefully improved, grounded in the discipline and care that initially formed it.
