It structures the structure’s structure, its façade style, and the company of all its functions. Conceived as a generic, recurring system, this grid accommodates 3 distinct functions– retail, property, and office– without disrupting the architectural design. The building is thus conceived as a coherent and legible whole, where programmatic diversity is incorporated into a single structural logic.On the exterior,
the repeating of identical openings develops a routine, regulated rhythm, where the architectural expression reflects the structure without revealing the interior use. The grid becomes a typical language, efficient in standing the test of time without losing its importance, similar to the restorations in Soho.Spatially, the structural grid generates modular floorings that can be easily divided or reconfigured as required. On the inner block side, the interior facade– including strong panels over openings– develops a different rhythm: a denser, more controlled design that produces a stress in between interior and exterior, stressing an intentional contrast between the constructed mass and open areas. The gradual obstacle of the building, integrated into the rhythm of the grid, allows for the development of terraces, hanging gardens, and available roofs, using picturesque reprieves and improved natural light.The office design is completely incorporated into the single structural grid and maximizes its versatility. The load-bearing system relies solely on regularly spaced columns, freeing the flooring plates from any interior bearing walls. This open structure enables terrific flexibility in design and makes it possible, in the long term, to transform the offices into residential units without significant structural modifications.The grid measurements were created to all at once meet the requirements of both industrial and domestic use: floor depth compatible with natural lighting, and a facade rhythm adjusted to housing layout.
This forward-thinking approach allows the building to adapt to changing work and living patterns while maintaining the architectural coherence of the structure.By including this reversibility from the style phase, the task offers a sustainable reaction to the contemporary obstacles of the dense city.
